Hong Kong witnessed a significant financial update from Champion REIT, a prominent real estate investment trust, detailing its performance for the first half of 2026. The period concluded with a net property income of $780 million, marking a 9.3% decline from the $859 million recorded in the corresponding period of the previous year. This downturn was primarily driven by a 7.8% decrease in total rental income, which fell from $1.03 billion to $949 million. Consequently, the distributable income also saw a reduction, moving from $476 million to $432 million, a drop of 9.1%.

Shareholders experienced a decrease in their returns, with the distribution per unit falling by 9.7%, from $0.0701 to $0.0633. However, amidst these challenging figures, there was a positive note regarding the valuation of the REIT's assets. As of June 30th, the gross value of its portfolio had subtly appreciated by 0.5%, reaching $56.43 billion, an increase from $56.18 billion at the close of 2025.

Operational improvements were observed at its key property, Three Garden Road, where the occupancy rate improved to 82.2% by the end of June, up from 81.6% at the end of 2025. This was supported by successful lease renewals, with over 90% of expiring leases confirmed for the year.

Strategically, Champion REIT demonstrated proactive financial management by securing credit facilities to ensure the refinancing of all its debts scheduled for 2026. Furthermore, the trust successfully obtained a substantial $3 billion sustainability-linked loan, backed by a consortium of eight banks, underscoring its commitment to sustainable practices and robust financial planning.
